Getting the right survey.

A Bank or Building Society 'Mortgage Valuation Report' is not a survey of the property and should not be regarded as such. This style of valuation report is undertaken on behalf of the Bank or Building Society simply to determine whether a property is considered suitable security for the purpose of mortgage lending. It is not a condition report.

It is therefore extremely wise to instruct a surveyor in the preparation of the much more detailed Homebuyers Report or Building Report prior to your purchase and in addition to the standard Mortgage Valuation Report.

Building a new house?

There is a separate EPC required for the completion of Building Regulations. The assessment is made from information taken from the architects plans and does not require a visit, but it does require the involvement of a specialist energy assessor, qualified in the provision of new build EPCs (known OCEPCs).
